For my capstone course in college we created an absolutely beautiful 10 year annual property cash flow spreadsheet with formulas built in and completely ready for you to enter in your information. Basically everything you need to know financially about a potential property can be extracted from this sheet. Our professor checked all of our work against his, so I know that every single cell is correctly linked. The spreadsheet is 13 separate pages in total, which include Variable Rates (choose rate & inflation for Vacancy Rates, Operating Expenses, & Potential Gross Income), Annual Operating Data input sheet, 10 year ratios, 5 and 10 year Before Tax Cash Flow, 5 & 10 year After Tax Cash Flows, 5 & 10 year Unleveraged ATCF, 5 and 10 year Internal Rate of Return Profile and Partition, and 5 & 10 year Internal Rate of Return (IRR), Modified IRR, Gross Present Value & Net Present Value.

I have always been bad at staying accountable with my personal goals, especially because I live on Maui and it is so easy to shirk responsibility and just go to the beach. Several months ago I created a spreadsheet in Excel that allows me to clearly list my goals, and then check them off as they are completed. The spreadsheet is all tied in so that as I complete goals the spreadsheet changes color, and adds towards my overall weekly goal of completing each mini goal. When I complete a mini goal, the cell can spit back anything you want, from "Goal Reached" to "Great Work, Keep It Up!". I cannot tell you how much this has helped me in staying productive, and I feel so much better knowing that I am accomplishing goals each and every day. I can personalize this completely for you, just give me a few hours to complete your changes :) I can do weekly goals, OR monthly goals, but if you want both, please look to the extras section as weekly goals and monthly goals are on two separate sheets!
