Construction PM handling pay apps, logs and closeout paperwork for contractors

I'm Markos, a construction project manager. I run Benchline Back Office, which handles the paperwork small contractors never get to: AIA-style pay apps, schedules of values, change order and submittal...
About this Gig

When the change order log is three versions behind and the submittal log lives in someone's inbox, things get missed: pending COs that never get billed, and submittals nobody followed up on. I build or clean up these logs for subs and small GCs.

Send me what you have. That can be an old spreadsheet, a pile of CO PDFs, email threads, or a Procore export. I sort it into a working log.

The change order log tracks each CO number, description, date sent, amount requested, amount approved, status, and whether it has been added to your contract and billed. The submittal log tracks spec section, item, date sent, reviewer, ball in court, due date, and status, with overdue items flagged.

Where your records disagree, like a CO amount that differs between the email and the PDF, I list it for you to decide instead of picking one.

You get an Excel or Google Sheet you own, with filters and a summary you can paste into your weekly meeting notes. Premium adds an RFI log and a summary tab, set up so you can reuse it on the next job.

I don't approve or price changes for you. The log shows what the records say so your team can decide.
