I build a WhatsApp lead capture chatbot in n8n for real estate agents. It replies to every property inquiry right away, asks the questions you would ask (buying or renting, budget, area, timeline) and saves each answer to Google Sheets or your CRM. When a serious lead comes in, you get a message and can step in.
Higher packages also book viewings into your calendar, follow up with leads who went quiet, and use AI to answer questions about your listings in a natural way.
It runs on the official WhatsApp Business Cloud API, so your number stays safe. You get the finished setup, a short video showing how it works, and help getting it live in your own n8n account.
Good to know: Meta charges its own fees for business messages and n8n hosting is billed to you directly, so neither is in my price. No WhatsApp Business API yet? Message me and I'll walk you through it.

Do I need the WhatsApp Business API?
Yes, the bot runs on it. If you don’t have it yet, message me and I’ll guide you through the setup. Meta sometimes takes a few days to approve new accounts, which is outside my control.
Will the bot sound like a robot?
In the Premium package it uses AI to write natural replies based on your listings. Basic and Standard answer from a fixed set of questions and answers that you give me.
What happens if a lead asks something the bot can’t answer?
It tells them you’ll get back to them and sends you the chat, so no lead gets lost.
Can it connect to my CRM?
Yes, Standard and Premium can save leads to Google Sheets or a CRM. Tell me which one you use before ordering so I can confirm it works with n8n.
Who pays for WhatsApp messages and n8n?
You do, directly to Meta and n8n. Those fees aren’t part of my gig price. I’ll explain the expected costs before I start so there are no surprises.
