This analysis consists of an investigation of the zoning ordinance, subdivision regulations, exactions, impact fees, construction codes, development incentives, and any other legal or regulatory item that impacts the subject property and the market in which it competes.

• Development Zoning Consultation - Brief report on the potential for development of the site including: Zoning maps, charts, and other exhibits as applicable.

• Development Analysis - We provide all the information in the Zoning Consultation, but go a level deeper to track down the actual values of the most critical regulations pertaining to your particular situation. In this level we identify opportunities afforded by the footnotes to the tables and provide a higher level of specificity than in a Zoning Consultation.

• Development Strategy - The zoning code is highly nuanced and often quite ambiguous. This would explore areas of opportunity or concern in greater detail to try to reach conclusions. This level is a more in-depth development analysis to determine if a specific use might be practical to build on the site.
