FAQ
Do I need to know Excel to use this?
No — just send me your numbers and I’ll build the workbook. You’ll be able to view and update it afterward without needing any formula knowledge.
Does one workbook cover all my properties?
No, each workbook is built for one property only. If you have multiple properties, order the Premium package or add the “Additional Property” extra for each one beyond two.
What’s the difference between the Old Rule and New Rule versions?
It depends on when you purchased the property. Properties bought before 12 May 2026 use the Old Rule (negative gearing applies as normal). Properties bought on or after that date use the New Rule, which also models the 1 July 2027 transition.
Is this tax or financial advice?
No. This is a cash flow calculation and budgeting tool only, not financial, investment or tax advice. Always confirm your deductions and tax position with a registered accountant or tax agent.
What about depreciation figures?
These need to come from a qualified tax depreciation schedule (from a quantity surveyor) or your accountant — please don’t estimate this yourself, as it directly affects the tax calculation.
What do you need from me to get started?
Your monthly rental income, loan repayment (split into interest/principal if possible), council rates, insurance, property management fees, other expenses, and your marginal tax rate (or approximate taxable income).
Does the package price account for co-owned properties?
No. The prices quoted for each package assume the property is 100% owned by the person requesting the service.
How are co-owned properties handled?
For co-owned properties, each co-owner’s legal ownership percentage must be provided. Rental income and relevant expenses will be allocated accordingly, and a separate workbook will be prepared for each co-owner. An additional fee of $25 will apply for that separate workbook.
