I'm presenting the opportunity to integrate all the elements you need to preview your civil project and anticipate major setbacks that may arouse with time. From these elements I'll generate the terrain model and this could be done by aerial imagery, municipality GIS (online elements) or best case scenario, if you have a detailed georeferenced survey. It doesn't matter if your lot is heavily treed. This stage will allow us to check terrain features, natural drainage network, steep slopes, measure lengths, areas, generate profiles, all the geospatial analysis used in a civil project. Next stage you shoud share your ideas about subdivisions, boundaries, infrastructures and structures to be scaled and placed. We can work with standard 3D house models and simulate several scenarios. Last stage I'll generate a realistic render model, with environment elements and lights. In this stage we can change light, simulate daytime or night lights. It will allow you to decide about the feasibility of what you had envisioned.
