FAQ
Can you work without a survey?
Yes, for concept work. I can trace the boundary from Google Maps or a PDF, but lot areas stay approximate until a survey is available.
What do you need to start?
Your site boundary, the site area, target lot sizes, road width, any setback or zoning notes, and examples of layouts you like.
How many layout options do I get?
All packages include one initial layout. You’re welcome to suggest changes to specific areas, and I’ll refine the layout based on your feedback. Additional layout options are available as an extra.
Will the plan meet my local zoning?
I follow the setbacks, lot sizes and road widths you give me. Final compliance must be checked by your local engineer or planning office.
What files will I receive?
PDF and JPG. The DWG source file is included in Premium and available as an extra on Basic and Standard.
What counts as a revision?
One round of changes sent as a single list, such as moving roads, resizing lots or relabeling. A new concept after approval is quoted separately.
Can you add 3D views?
Yes. Add a 3D aerial view as an extra, or see my 2D site plan and 3D aerial render gig for a full set of views.
Do you design houses or floor plans?
No. This gig plans the land: lots, roads and open space. House designs and floor plans are not included.
