What is included in the Basic Site Plan package?
It includes property lines, lot dimensions, building footprints, rooflines, a north arrow, a graphic scale, and measurements between major features. It also captures visible elements like driveways, fences, and pools from available satellite imagery.
Can I add proposed structures or other site features?
Yes. You can provide descriptions, dimensions, or sketches. Features not visible on satellite data—like proposed utilities, septic systems, or planned improvements—can be added to a Proposed Site Plan using your information or by marking up our initial draft.
Do you provide elevations, floor plans, or topographic information?
Yes. We offer additional drafting services for an extra fee. We can prepare CAD-based elevations and floor plans if you provide dimensions, and we can include topographic data with 2- to 10-foot contour intervals where suitable public elevation data is available.
How accurate are your remote site plans?
They provide a practical representation using satellite imagery, GIS, and public county records. Because we do not conduct physical site surveys or field measurements, actual conditions may vary. Dimensions should be independently verified when accuracy is critical.
Are your site plans certified?
No. Our site plans are non-certified drafting plans, not land surveys. They are not stamped, sealed, or signed by a licensed engineer, architect, or surveyor. They are strictly for applications where non-certified plans are explicitly accepted by your jurisdiction.
What happens if my site plan is rejected?
We will review city comments and make reasonable corrections within our service scope for free. However, rejections because a jurisdiction requires an officially stamped, certified, or professionally surveyed plan are outside our scope and not covered by our guarantee.
Do you offer revisions?
Yes. Revisions are included at no additional charge as long as the requested changes remain within the original scope of work ordered. If your planning department issues a correction notice, send it to us and we will work to address their reasonable feedback.
When will I receive my site plan and in what format?
Standard turnaround is the next business day (Friday orders are completed Monday). Deliverables are digital 11" × 17" PDFs, with JPEGs free upon request. Editable CAD/DWG files can be added to your order for an additional fee of $20.
What are your business hours and accepted payment methods?
Our business hours are 8am–5pm PST, though online orders can be placed 24/7. We accept PayPal as our payment method, and full payment must be processed through checkout before drafting work can begin on your property.
What information do I need to provide before ordering?
We require your property address and the specific type of site plan needed. Depending on the project, you may also need to provide building dimensions, sketches of proposed improvements, property photos, or specific correction notices from your local city department.
