Do I need to provide my own ARGUS license?
Yes — ARGUS Enterprise requires a licensed copy. I work within your provided environment or can deliver Excel-based outputs if ARGUS access isn't available. Please mention this before ordering.
What information do I need to provide to get started?
For underwriting: property details, rent roll, operating expenses, purchase price, and financing assumptions. For ARGUS: existing model or lease abstracts. The more detail you provide, the more accurate the output.
Can you work with deals outside the US?
Yes — I've worked on assets across US markets primarily but the modeling approach applies internationally. Just mention the market and currency when ordering and I'll confirm if any adjustments are needed.
What if my deal is more complex than the package covers?
Message me before ordering with a brief description of the deal. I'll assess the scope and either confirm the right package or provide a custom quote. I'd rather scope it correctly upfront than rush a complex model.
