Need property sale records you can review without opening dozens of pages?
I research recorded residential sales in England and Wales and organize the results in an Excel sheet. Send your postcode area, date range and property type. Before you order, I will check whether the available records can support your request.
Your sheet includes the address, recorded price, sale date, property type, tenure and new build status where available. I include the source link, data release date and notes for missing fields or conflicting information. I remove duplicate transaction records and follow the filters we agree.
Recorded sales are not automatically suitable comparables. Bedrooms, floor area and condition may be unavailable. I can apply additional matching rules when reliable details are supplied, and I label any gaps clearly.
This is factual research support. It does not include an appraisal, ARV estimate, investment recommendation or owners' personal contact details. For US projects, send an authorised export and your required columns for a custom spreadsheet offer.

Do you provide an appraisal, ARV or property value estimate?
No. I provide recorded facts in a spreadsheet for your review. I do not estimate market value, repair costs, profit or offer prices.
Are the recorded sales confirmed comparable properties?
No. A sale record alone does not establish comparability. I apply the filters we agree and can check additional matching rules when reliable property attributes are available. Missing bedrooms, area or condition are clearly marked.
Which countries and data sources do you cover?
The listed packages cover available residential sale records in England and Wales using permitted sources. For US work, I can organise a client authorised export through a custom offer. Scotland, Northern Ireland, paid tools and MLS access are not included.
What happens if there are fewer sales than the package limit?
I check the requested area and period before the order. We agree the available count or a different search window. I do not add unrelated properties or invent missing records to fill the sheet.
