What information do you need from me to get started?
I typically need a rent roll, trailing-12 financials (or as much historical detail as you have), basic property info (GLA, occupancy, year built), your underwriting assumptions (hold period, exit cap, debt terms), and any broker materials or OM. If something is missing, I can still begin.
Can you work with any property type?
Yes. I can underwrite retail, office, industrial, mixed-use, multifamily, and land development. I specialize in retail and value-add assets but regularly model all major CRE product types.
Do you use Argus Enterprise?
Yes. I can also integrate Argus exports into the Excel model. If you provide an Argus file or AE export, I can align assumptions, reconcile variances, and structure the Excel to mirror Argus outputs.
Will I be able to update and customize the model after delivery?
Yes. All models are built fully unlocked, clean, and transparent. You will be able to change assumptions, update rent rolls, and modify scenarios without needing any code or hidden logic.
Can you include financing?
Absolutely. Debt modeling is included in Standard and Premium packages, and the Premium tier can include refinances, interest reserves, amortization schedules, and floating-rate toggles.
Will my information be kept confidential?
Absolutely. All files, rent rolls, financials, and deal details are treated as confidential. I never share client information.
