Will this work for an SBA loan application?
Yes. Choose Investor Ready or Lender & Licensing. Both include the full financial model and debt service coverage analysis that SBA lenders require. Tell me your lender before I start so I match their format.
Do you use templates?
No. Every plan is built from your numbers and your county's market data. I will send you my assumptions before I start writing so you can correct anything.
What if I do not have my financial numbers yet?
That is normal. I will propose industry benchmark assumptions for rates, occupancy ramp, and staffing costs, and you approve or adjust them before I build the model.
Can you help with state licensing requirements?
I include a regulatory and licensing section in the Lender & Licensing package. Tell me your state and facility type. I research the requirements but I am not a licensing attorney.
How many revisions do I get?
Two on Lean, three on Investor Ready and Lender & Licensing. Because I confirm assumptions before writing, most orders need one round or none.
Can I see a sample?
Yes. There is a full case study in my portfolio below, and I can send relevant sample pages on request. Message me and tell me what you are opening.
