What do I need to provide for you to start working?
To ensure technical accuracy, I need a hand-drawn sketch, a scanned image, or an old PDF of your floor plan. It must include general dimensions (measurements) and a brief explanation of what you want to achieve with the space.
Can we communicate in Spanish?
Absolutely! I am a native Spanish speaker. We can discuss all your architectural requirements, technical terms, and project details in fluent Spanish if you prefer.
Do you provide structural engineering or stamp plans for permits?
No. This Gig focuses strictly on architectural drafting and spatial distribution. While I design with standard clearances and logical constructability in mind, these drawings are for conceptual and planning purposes. You will need a local structural engineer for official city permits.
Can you design a house for me from scratch without a sketch?
This gig is for drafting and digitizing existing ideas. However, as an architect, I do offer complete architectural design from scratch (including spatial programming and structural grid modulation). Please send me a direct message to discuss your vision and I will create a Custom Offer for you
What software do you use and what files will I receive?
I draft exclusively using professional CAD software (AutoCAD). Depending on the package or extras you choose, you will receive a high-resolution PDF ready for printing, and the fully layered, purged source file in .DWG format.
What happens if I need a minor change after delivery?
Each package includes a specific number of revisions. A revision covers minor adjustments (like moving a door, changing a room name, or adjusting a dimension). It does not cover completely redrawing the floor plan with a new layout.
Can you add colors and textures to make the plan look like a real estate brochure?
The standard delivery is a professional, strictly technical black-and-white drawing (with proper line weights). If you need a visually enhanced plan with colors, floor textures, and shadows for marketing purposes, you can select the "Graphic Enhancements" extra when placing your order.
