What if the "Addendum" changes the tile spec?
No problem! If the project architect issues an Addendum or a revised Finish Schedule, I can quickly update your quantities. Construction is fast-paced, and I’m here to keep your bid current.
Do you subtract for cabinets, islands, and closets?
Yes. I perform a "Net Area" calculation, meaning I subtract all fixed obstacles like kitchen islands and cabinetry. This ensures your material order is precise and you aren't paying for flooring that will never be seen.
Can you calculate tile patterns like Herringbone or Chevron?
Absolutely. Specialized patterns require much higher waste factors (often 15-20%) and more complex cuts. I account for these layout complexities in my Premium package to ensure your bid covers the extra material needed.
Do you provide linear footage for baseboards and transitions?
Yes. For the Standard and Premium packages, I provide a separate line item for Wall Base (LF) and all necessary Transition Strips (T-molding, Reducers, Schluter edges) so your trim order is as accurate as your flooring.
What waste factor do you use for different materials?
By default, I apply 10% for standard layouts. However, I can customize this based on your preference—for example, using 5% for Carpet Tile or 12% for Large Format Tile. Just let me know your preferred percentage when ordering!
Will I receive a visual markup of the floor plan?
Yes. Every delivery includes a high-resolution Bluebeam PDF. I use distinct colors for each material (e.g., Wood in Green, Tile in Blue) so you and your installation crew can see exactly where each material belongs.
Do you include moisture barriers or underlayment?
Yes. In the Standard and Premium packages, I calculate the square footage for vapor barriers, cork underlayment, or sound-dampening pads as specified in your architectural plans.
Can you separate "Field Tile" from "Accent Tile"?
Absolutely. If your bathroom or backsplash design uses a main field tile and a decorative accent or mosaic, I will provide separate line items for each so your material purchase is 100% accurate.
How do you handle "Stair Treads" and "Risers"?
For residential projects, I provide a detailed count of Stair Treads, Risers, and Nosing. These are often high-cost items, so having an exact count prevents expensive last-minute trips to the supplier.
