Standard: Document Search & Retrieval
You provide partial identifying information, and I search the available online land records to locate 1 matching document.
Premium: Two Document Search & Retrieval
I search using partial identifying information and retrieve up to 2 related recorded documents.
This service is for residential Maryland properties only and for personal/informational use. Commercial searches, SDAT records, UCC records, Maryland State Archives research, microfilm, and in-person courthouse research are not included.

What is the Basic package for?
Use Basic if you already know the exact Liber/Book and Folio/Page. Example: Liber 12345 / Folio 678. I will retrieve and provide that one recorded Maryland document.
What is the Standard package for?
Use Standard if you need 1 document but do not know the book/page. Provide the address, party names, lender, approximate date, or amount, and I will search for 1 matching land record.
What is the Premium package for?
Use Premium if you need up to 2 related documents and do not know the recording references. Example: a deed of trust and its release. Provide the available property and party details.
Who will be completing the research?
I personally complete the research for every order. I’m based in Maryland and have decades of hands-on experience researching real estate and public records, including previously owning and operating Runnymeade Research, Inc., a real estate research company that served clients nationwide.
What documents can you retrieve?
I can retrieve recorded Maryland land-record document, such as a deed, deed of trust/mortgage, release/satisfaction, assignment, right-of-way, recorded lease, power of attorney, or other recorded land-record instrument when available.
What information do you need from me?
For a deed, provide the full property address, owner name or tax id# For a mortgage/deed of trust or release, provide as much info as possible including the property address, borrower name(s), approximate amount, and approximate date. Other docs: More details will help identify the correct doc.
Are Maryland State Archives records included?
No. This service is limited to records available through Maryland’s current online land-record systems. Records requiring Maryland State Archives, microfilm are not included.
What if you cannot locate the document?
I will let you know if I cannot reasonably identify the requested document from the information provided or if the record appears to be in Archives.
Is this a title search?
No. This is a single-document retrieval service for personal and informational use only. It is not a title examination, title opinion, ownership certification, legal advice, or title insurance service.
Do you provide property research nationwide?
Currently, I only provide research for residential properties located in Maryland. My service is focused on the local system so I can keep the research accurate and within my area and knowledge.
