About this Gig
Hi, I'm Usman, an Estimation Engineer delivering electrical, plumbing and HVAC takeoffs for MEP subcontractors, design-build firms and general contractors who need the mechanical and electrical side priced properly.
ELECTRICAL
Devices, receptacles, switches, light fixtures by type, panels, breakers, conduit and wire by size and run, cable tray, gear, grounding, fire alarm and low voltage.
PLUMBING
Fixtures by type, hot and cold pipe lengths by diameter and material, waste and vent, valves, fittings, hangers, insulation, water heaters and pumps.
HVAC / MECHANICAL
Ductwork by gauge and size with sheet metal weight, diffusers, grilles, VAV boxes, refrigerant and hydronic pipe, air handlers, condensers, split units, controls.
WHAT YOU RECEIVE
Editable Excel takeoff with schedules by system, colour-coded marked-up plans, and a priced estimate covering material, labour hours and equipment.

FAQ
Can you do just one discipline, or must I order all three?
One is fine — the Basic package is exactly that. Most subcontractors only need their own trade. Standard covers any two and Premium covers all three, which is what general contractors usually want for a full bid.
Do you count conduit and wire runs, or just devices?
Both. I measure conduit by size and route with home-run lengths, wire by conductor and size including pulls and terminations, then device and fixture counts by type. Device-only counts are not an estimate, they are a headcount.
Which codes do you work to?
NEC, IPC, IMC and NFPA for North America; BS 7671, Part L and BS EN for the UK; IEC and local authority requirements for the Gulf; AS/NZS 3000 for Australia and New Zealand. Tell me the jurisdiction at order.
Do you calculate duct sheet metal weight?
Yes. Ductwork is measured by size and length, converted to square feet of sheet metal and then to pounds or kilograms by gauge, which is how fabricators price it. Fittings, hangers, insulation and lining are listed separately.
Can you produce a panel schedule and load summary?
Yes, as a gig extra on Basic and Standard and included in Premium. You get circuit assignments, connected and demand loads, phase balance and total service size so you can check the gear you are pricing.
What drawings do you need?
The E, P and M sheets plus schedules and legends, and the architectural floor plans so I can trace routes and confirm ceiling types. Specifications matter here — fixture and equipment allowances swing the number more than quantities do.
Do you include fire protection?
Sprinkler head counts, pipe by size, risers, valves and hangers are available as a gig extra. Full hydraulic calculations are a separate engineering service and are not part of this gig.
Can you price labour by union or open-shop rates?
Yes. Tell me the market and whether the work is union, prevailing wage or open shop, and I will apply the right labour rate and productivity factor — the difference between them is often 30% or more.
