About this Gig
20+ years in US commercial construction, from installer to PM to senior estimator. I take off flooring (carpet, LVT, sheet vinyl, tile, rubber, epoxy), metal stud framing, drywall, ACT, FRP, and painting from your PDF plans.
You get a clean Excel takeoff organized by finish tag, room, and wall type. Order quantities are tied to real carton and coil sizes, quantities are double-checked before delivery, and anything unclear on the plans goes on an RFI list instead of being guessed.

What do you need from me?
Your full PDF plan set (architectural sheets, finish schedule, RCP and specs if available) and which trades you want taken off.
What software do you use?
Bluebeam Revu & MeasureSquare for measuring, and Excel for the delivered takeoff. You can get the Bluebeam markups, too.
Do you include pricing?
Basic and Standard are quantities only. Premium includes a priced estimate using unit rates you provide, or typical market rates if you don't have your own.
What if something is unclear on the plans?
It goes on an RFI list with the drawing reference, so you know exactly what was assumed and what to ask the architect. I don't guess on quantities.
