That's the entire point of this package. Before I start, I research your jurisdiction's adopted code (IRC, IBC, or local amendments), required sheet list, and any post-frame or barndominium-specific submission requirements.
Do you work with my builder's framing system, or is this a generic template?
No templates. I design around your specific post-frame, steel, or hybrid structural system. Tell me your builder's bay spacing, column size, and roof pitch, I incorporate that into the framing layout and wall sections. Your builder should be able to pull dimensions directly off my drawings.
Does the set include plans my subcontractors can actually use, electrical, plumbing, HVAC?
Yes. The Standard and Premium packages include a single-line electrical plan with panel schedule, plumbing rough-in with fixture layout, and an HVAC zoning plan. These aren't decorative, they're drawn to match NEC and IRC trade rough-in requirements so your subs can pull their own permits.
I don't have a lot of technical knowledge. What do I need to provide to get started?
Just message me with: your square footage and rough layout idea, your state and county, whether it's slab/pier/crawl foundation, and your intended use (full-time residence, shop-house, rental, etc.). I handle the code research, sheet organization, and technical coordination.
Do I need a licensed engineer, or does this package cover that?
Most counties require an engineer's stamp on structural drawings. My Standard set is drawn stamp-ready — meaning a licensed SE can review and stamp it without redrawing. The Premium package includes direct engineer coordination so that handoff is handled for you.
