FAQ
Can this plan be submitted for a building permit?
Yes. I prepare it to your city or county grading checklist. Many residential permits accept unstamped grading plans; if a PE seal is required, you arrange that locally and I supply the DWG.
What if I do not have a topographic survey?
For concept-level grading I can use Google Earth or county LiDAR contours, noted as approximate. For permit submittal most jurisdictions require survey-grade existing elevations.
Do you follow my local drainage requirements?
Yes. Send your city or county checklist or standard details and I design to them: minimum slopes, setback from property lines, retention or detention notes.
Do you calculate cut and fill?
Yes, cut and fill quantities are included in every package. For detailed earthwork reports and cross sections see my cut and fill gig.
Which files will I receive?
PDF sheets at your required size plus the Civil 3D DWG with surfaces, feature lines and labels. XML surfaces on request.
Can you add stormwater, retaining walls or an erosion control sheet?
Yes. Erosion control (SWPPP) sheets are an extra; retaining wall layout and simple stormwater sizing are available as a custom offer.
