Can I submit this plan to the city or county?
Yes, as a concept or preliminary layout for zoning review, pre-application meetings or a buyer. A final recorded plat must be sealed by a licensed surveyor in your state; I provide the DWG they can finish.
Do you check my zoning rules?
Yes. Send your zoning district or a link to the county code and I lay out lots to the minimum lot size, width, frontage, setbacks and right-of-way it requires.
What if I do not have a survey?
I can start from your deed, plat or county parcel GIS for a concept layout. For a preliminary plat submittal most jurisdictions require a boundary and topographic survey.
How many lots can I get?
Order Basic for a yield study: I test your zoning rules against the parcel and give you the realistic lot count with a concept layout.
Can you add grading, drainage or utilities?
Yes. Grading and drainage plans, cut and fill and topographic maps are separate gigs, or message me for a combined custom offer for the whole site.
Which files will I receive?
A scaled PDF sheet at your required size. Standard and Premium include the editable AutoCAD DWG; LandXML or KMZ on request.
