Are you a title company, real estate attorney, lender, or investor needing a professional title search report for a Texas or Florida property?
I am a legal professional with an LL.M. degree, currently working in the legal field in India with exposure to real estate documentation and title matters. I have trained specifically in US title abstraction covering Texas and Florida county public records systems.
I prepare Title Search Reports (TPR) using official public county records, including:
Chain of Title, complete ownership history, Open & Closed Liens DOTs, mortgages, releases GI Search judgments, tax liens, lis pendens, Tax Status - current and delinquent amounts , Easements & CC&Rs Schedule B-II items, Priority Notes - lien priority analysis , Closing Requirements, specific named requirements.

FAQ
What information do I need to provide?
Property address, county, owner name, and transaction type (purchase or refinance). APN/folio number helpful but not required.
How far back does your search go?
Standard 30-year search.
Which states do you cover?
Currently Texas and Florida only.
Do you have access to restricted or paid databases?
No — and I don't need to. Official county portals contain all recorded instruments. For federal tax liens I use PACER, which is a government portal. My value is knowing how to use these free official sources correctly and completely.
What if the county portal is down or records are not available online?
Most major Texas and Florida county records from the 1990s onwards are available online. For older records or inaccessible documents I will clearly note in the report: "Record not available via online portal — physical plant research required."
