What do you need from me?
The property basics (type, beds, baths, square footage, lot, price), key features and upgrades, neighborhood highlights, your preferred tone and your MLS character limit. Photos are optional but helpful.
Do you follow fair housing rules?
Yes. I describe the property, its features and its location, never who should live there. I avoid wording that suggests a preference based on race, color, religion, sex, disability, familial status or national origin. Please review the final copy for local rules too.
Can you fit my MLS character limit?
Yes. Tell me your MLS limit and I'll write to it. Standard and Premium also include a separate shorter version.
Do you visit the property or research the area?
I work from the details and photos you provide, plus the neighborhood highlights you share. I don't add facts I can't confirm, so everything stays accurate.
Can you match my brand or tone?
Absolutely. Choose a tone (warm, upscale, straightforward, investor-focused) or paste a past listing you like, and I'll match it.
