How fast can you deliver?
Standard sets go out in 3 days, beam sizing in 2. If you're up against a submission deadline, message me first I can usually prioritise a small scope and turn it around in 24 hours for a small rush fee.
What do you need from me to start?
Your city or county, a sketch or photo of the project, dimensions, and any existing plans or survey you have. If you only have a rough sketch on paper, that's fine most projects start there.
Do the plans come with an engineer's stamp?
Not by default. Stamping has to be done by an engineer licensed in your state. I prepare the full set to be reviewed and sealed by a local engineer, which is usually far cheaper than having one draw it from scratch.
Will my city approve these drawings?
Approval is always the building department's call, but plans are drafted to IRC/IBC and ASCE 7 references and laid out so a reviewer can check them fast. If comments come back, I revise the affected sheets.
What file formats do I get?
PDF for submission and DWG on Standard and Premium so your contractor or architect can work from the file. Other formats on request.
